This list of “some” of our projects is intended to give you the “flavor” of our architectural firm. Since 1993, we have completed so many design challenges, large and small. Each of these high­lighted projects met its own unique requirements, while exceeding the client’s expectations. The top of the list indicates our most recent or current design projects, leading further into our history as you scroll down to our first major project . . . Livingston, Mississippi was orginally established in the late 1820's only to gradually deteriorate over the last 180 years.  Livingston has a rich history integral with the early growth of United States, but now these stories can only be found in books.  Benchmark Design is part of a specialized team which is recreating the Old Courthouse and Town Plan that will not only bring this fascinating history back to life....but will integrate modern living & technology with timeless classical architecture in a community of approx 200 families.  The project includes a variety of residential unit types, unique shops and boutique businesses as well as an organic farmers market with vegetables & meats actually grown and produced on the neighborhood farm.

Community Business Bank was founded by local business leaders determined to support the prospering Cumming area. Their philosophy pairs the products and capabilities of larger banks with the individual, high-contact relationships needed to make your money work its hardest. The new 3-story, 10,000SF banking & office building is designed to feature this "high-contact relationship" and personable atmosphere.  The layout includes a 3rd floor Board Room and rooftop terrace overlooking a new landscaped park square, which is the center piece of approx 50,000SF of new retail and office space.

The Villages at Carver is a master-planned, mixed-income community located on the footprint of the former Carver Homes. Once completed, The Villages at Carver will include over 700 multi-family rental units and 200 single-family units for sale.  This redevelopment has already catalyzed new residential and commercial investment along the once blighted Pryor Road corridor. In the summer of 2002, The Villages at Carver was honored by a visit from President George W. Bush as a national model for neighborhood transformation.

"TOWN/Brookhaven" is a state-of-the-art mixed-use development (Sembler Company) in Atlanta's Brookhaven community, conveniently situated on Peachtree Road, north of Lenox Square Mall and Phipps Plaza and adjacent to historic Oglethorpe University. The enclave of (55) townhomes is expected to begin construction in 2009.

These luxurious townhomes range in price from $500,000 to $700,000. The facades of these homes will be constructed of brick and limestone trim and will have an Italianate design, modeled after historic row houses in cities like Boston, New York, Philadelphia and London. Depending on the model, each townhome will range from 3500 to 4500 square feet. Vintage Heights is conveniently located near retail shops, restaurants, public parks and golf courses.

The project is in TownPark, a 243-acre master planned office park. The Villages at Townpark is located on 13 acres at the corner of Chastain Road and George Busbee Parkway, between I-75 and I-575 in Kennesaw. It will be among the first live-work-play communities in the Town Center area, and county officials hope it sets a trend. It is a mixed-use development that includes 26,000 square feet of second-story loft-style office space, 35,600 square feet of retail shops and restaurants, 42 townhomes, and a seven-story 156-room Embassy Suites hotel. The hotel will be among the first of Embassy Suites’ new prototype, which features enhanced public spaces and more residential style guest rooms.

Vintage Square’s three-story townhouses range in size from 2,400 to 3,000 square feet and in price from $300,000 to $400,000. The complex’s exterior will be constructed with a mix of brick and horizontal siding. Vintage Square units will feature private garages, rooftop terraces, 10-ft. ceilings, crown molding, hardwood flooring, fireplaces, granite countertops, kitchen islands and breakfast bars, cherry or maple cabinets, GE stainless steel appliances and Moen-brand fixtures. Originally designed in 1998, the single story steel structure provides Nexus with over 13,200 square feet and at a highly visible corner of Vantage Road and Featherstone Road. The exterior design features an inviting composition of brick with inset limestone / precast lintels and other elements, while the windows are deep-set to give the building an elegant and professional appeal. While the site was a difficult corner, the end result successfully combines high visibility image for Nexus along with loading dock capability and a second main entrance from the rear parking lot.

The Guilford Square Office Park is a 70 acre master planned business park in Northeast Rockford, Illinois. Located adjacent to the Rockford Ambulatory Surgery Center and convenient to all three major hospitals, Guilford Square is THE choice for professional office. Originally designed in 1996 as a two-phased medical office center, Phase One is approximately 12,000 sf and Phase Two will be a 2-story building of 31,000 sf. The exterior design features an inviting composition of brick with inset limestone lintels and other elements, while the windows are deep-set to give the building an elegant and professional appeal.

  6     LAVISTA PROPER - Dekalb County, Georgia (1997) Jolly Development
 
A beautiful neighborhood of (11) townhomes in three buildings, this project was one of Benchmark’s first townhome projects within the Atlanta perimeter area. It also marked the beginning of a great relationship with one of Atlanta’s true visionary developers – Mr. Warren Jolly.

  5     ELLINGTON WOODS & LEGEND OAKS - Mt Pleasant, South Carolina (1997-2005) Alison Dailey Properties
 
Nestled along the tenth fairway of the beautiful Legend Oaks Plantation golf course are the condominiums of The Highlands. Serene green vistas are found on this Pete Dye associate, Scott Poole designed course. Located off one of the most scenic highways in America, which is home to several of Charleston’s famed gardens. Legend Oaks features a golf course framed by ancient oaks draped with Spanish moss. The Highlands offers the only condominiums available at Legend Oaks at a remarkable low density of less than eight dwelling units per acre. Nowhere else in the Charleston area will you find such beautiful golf course property coupled with the ease of condominium living at such a remarkable price.

  4     CUSTOM HOME 3 - Steele, Alabama (1997-1999)
 
In the spirit of Greek-Revival “reborn”, this home was conceived by the owner, Mrs. Nettie Ward, and followed through by Benchmark Design in 1997. Situated in a beautiful valley in Northeast Alabama, the home is approached by a long winding driveway and culminating in a circle turn-around on axis with the formal geometry of the house and front door. The symmetrical elevation gives order to an otherwise relaxed yet elegant floor plan. The foyer exhibits the classic wide central hallway, as it leads to a unique atrium (in the middle of the house) open up into the second floor and capped approximately 25’ above by a sunlit cupola.
 
  3     CUSTOM HOME 4 - Rivendell Mansion Restoration - Columbus, Mississippi
 
Rivendell Mansion, also known as the Cox-Uithoven House or Cedar Ridge Mansion, began extensive restoration in 1980. Located near the Tombigbee River just north of Columbus, Mississippi, the ante-bellum Greek Revival home is listed on the National Register of Historic Places. A detailed analysis of the original condition of the home was carefully documented and accurately recreated. Originally constructed circa 1848 as the main house for a 5,000-acre plantation, Rivendell Mansion has 19 rooms and 12 functional fireplaces totaling approximately 6,200 sf. Total restoration cost: $280,000; majority completed by 1983.
 
  2     BRANDON HALL SCHOOL - Atlanta, Georgia (1994-1996)
 
Brandon Hall is a nationally recognized private school for bright students with learning disabilities. BDI provided documentation of existing facility conditions in preparation for a long-range development plan for this beautiful 27-acre site on a bluff overlooking the Chattahoochee River. Included with our long range, 20-year Master Site Plan were methods of compliance with the strict requirements of The Metropolitan River Protection Act and other Governmental jurisdiction regulations.
 
  1     CORNERSTONE CHURCH - Johnson City, Tennessee (1993-1995)
 
As Benchmark’s first commercial project, we provided complete A/E services and interior design for a 35,000 sf church facility, which includes a 10,000 sf renovation of the existing facility into Fellowship Hall. The new building includes Administration, Classrooms, Nursery and a Main Sanctuary seating 1,800 persons. The master plan includes the long range planning for an outdoor amphitheater, a multi-life center, an additional office / classroom building and additional on-grade parking. The new Office/Classroom Building was completed in 1995.
